Angel Yard is a co-housing development on a brownfield site within the city walls of Norwich in the East of England. The group started in 2008 as Norwich cohousing, evolved through Sussex Street cohousing and is now Angel Yard.
Members came and went in the first few years but things started to move in 2015 when the bulk of the land was bought. The site already had planning permission but not for a cohousing development and so a redesign was needed. In 2019 Angel Yard teamed up with TOWN (the developers of Cambridge’s Marmalade Lane) and things accelerated. Since then architects Archio were engaged and the fees up to planning raised by investments from members.
Working together with our architects and other consultants the plans for this 34 unit, inter-generationaldevelopment were finally sent for planning approval in the middle of June this year, 2022. The development will have a mix of one, two and three bedroom apartments and a group of three bedroom town-houses. There will be a common house, shared workshop and laundry incorporated into the development.
We have 32 members and a pool of potential members and are now getting around to allocating units and firming up commitment to the scheme. The anticipated date for completion is 2025.
Currently all planning is on hold within Norwich due to problems with nutrient neutrality which affects all new developments over a wide area of Norfolk as well as other parts of the country. We are confident this will be a priority for the local authority to resolve andthinking positively, this may be to our advantage with the current labour and material price volatility in the building industry.
