Potential opportunity for a cohousing project in central Cornwall

Cohousing groups know that the biggest challenge most of them will face is securing a suitable parcel of land on which to build. Usually it takes many years to hunt down a suitable site.

But an innovative regeneration development in the centre of Cornwall could make this very straight forward, as the site could comfortably accommodate a cohousing group, and the homes could be coming out of the ground by early next year.

The development is being undertaken on a site at Pool, midway between Camborne and Redruth. The site already has outline planning permission for just over 50 homes.

Called ‘HomeMade at Heartlands’ the development has been arranged as a series of terraced houses – many with fine views over the Cornish countryside.

Groups looking to get their project underway quickly could reserve as many, or as few of the homes as they require. For example a smaller group could reserve a short terrace ; a larger group could reserve all the homes around a communal square. The group could then have customised homes designed and built for each member. There is also scope to incorporate a range of shared facilities or a Common House.

Individual plots start at around £50k each, and a home can be constructed on each plot from about £150k. The development has been set up so the residents can choose from one of six basic house designs, and they can then adapt these from a wide menu of layouts, sizes and specifications. Obviously the larger and more elaborate the design, the higher the cost.

The site would particularly appeal to an active retirees cohousing group as it offers a quick solution and a guaranteed construction price. The location is ideal for people who are keen to explore all that Cornwall has to offer, as there are numerous art galleries, gardens, historic buildings and other attractions within a short drive. It also handy for public transport, schools, shops and a range of good leisure facilities.
