Larkrise Cohousing is an innovative, intergenerational, community-led housing project, providing support for each member of its community at the different stages of their lives.

Larkrise is situated on a sunny, southwest facing site in Much Birch, Herefordshire, six miles south of Hereford, off the A49 Ross-on-Wye road. The site is surrounded by native hedging, interwoven with footpaths, with beautiful, wide-ranging views towards Hay Bluff.

The accessible dwellings will be terraced in three tiers down the sloping site. We aim to build and provide 20 modest homes that are ecological, affordable and attractive – using natural, low-impact, energy-efficient materials and methods. We have one, two and three bedroom houses available, with potential for the three bedroom houses to extend to four bedrooms. They will be available for ownership or affordable rental tenure. Herefordshire housing prices represent its popularity and size, as a beautiful county, yet small city on the Welsh border of England – close to Worcester, Bristol, Bath and all that the Welsh countryside and coast has to offer. It is certainly more affordable than the South, but more expensive than the North.

As well as members’ own self-contained accommodation and individual gardens, shared No-Dig Vegetable Gardens and grounds will be managed by members, supporting both biodiversity and food self-sufficiency. The Common House, maintained and managed by members, will be used for meals, meetings and celebrations. Artisan Workshops, Therapy Rooms and Offices are proposed and will be available for rent to both members and the wider community. An existing local Playscape will be extended and incorporated into the Larkrise site. There will a Quiet Space in a secluded corner of the site, for meditative moments. Parking will be provided on site for the residents and guests of Larkrise, including spaces with electric vehicle charging points.

We have an established group of committed members, and are keen to welcome larger families to the community. With over a decade of pioneering this project, we are at an important moment of progression as we await the results of a second planning application (the first having been approved and then sadly lost through the years impacted by covid). Navigating opportunities for funding through investment are key at this time and so members with financial, fundraising and / or legal skills would benefit our project hugely. Of course, beyond this stage, all skills will be valued.
